Living here has been a nightmare since the day we moved in, granted that this company has only been managing us for under a year. In that time, zero of our maintenance requests have been fulfilled. We've had five or six ceiling leaks in two years, resulting in mold in the bathroom and a collapsing ceiling in the living room. They sent out a gentleman to inspect the apartment. I informed him of the damages that were here before we moved in, and the one's that happened since we moved in. He let me know that I would be contacted about the issues, and then I never was. All of my maintenance requests were closed without being resolved. Every time I have called, I was interrupted by whomever answered the phone, letting me know they will take a message and have someone call me back. I never received a call back, not one time. As a landlord, I found there was a severe lack of communication. The cost was very high. I needed to call multiple times to track down answers. When I expressed my dissatisfaction, they issued de-management on the same day (against their own policy) leaving my tenants without a place to call for help and me scrambling to find someone to get keys and documents from them on the same day. Very irresponsible and unprofessional. It was very stressful for me as a remote property owner. Also, before transferring my properties to their management, I had a small but healthy profit. That profit almost disappeared during the three months under their management. If you are considering hiring RL management to manage your properties, I strongly recommend that you read the contract very carefully, understand the hidden costs, and watch your finances and bills. I sincerely hope you would not experience what I went through.

If the property you are considering renting is “managed” by RL, I would strongly encourage you to look elsewhere. I am currently renting a house and have only been a tenant for two weeks and I am not exaggerating when I say that it has been the most unpleasant two weeks of my life! On the Friday of my first week, I noticed water collecting in the basement after the snow on the ground was beginning to melt. I immediately brought it to the attention of management and I forwarded photos for their review. Shortly thereafter, I received an email stating that basement flooding was “common” and that my work order would be closed. The following Monday, I spoke with an individual at the office and was told that my concerns would be relayed to maintenance. Nearly a week later, after a deluge of heavy rains and significant flooding, I reached back out to RL and never heard back from them. At the same time I was dealing with the flooding issue, I heard what sounded like an animal running around...

Communication is severely lacking. Over the past 2 weeks I've called at left voicemails 6-7 times and only received callbacks twice. The calls stemmed from a toilet that ran intermitted on it's own that took 6 months to resolve. The problem was initially reported in July. Tech came out thought he fixed but did not. Reported again in August. Tech came out again. Repeated the same steps. No resolve. Reported again in November. A plumber was sent and repeated the same steps. No resolve. Reported again in January. Same plumbers answered service call. Finally resolve. Each time I reported the issue it took over 3 week for a tech to visit, often times only getting a house call after following up on the ticket. A toilet running as such resulted in water bills of $330 and $400. The management company see's no fault in the elevated bills and refuses to reimbursement or adjust my rent to reflect their long responses times and poor tech evaluations.

RENT AT OWN RISK! I can not believe how poorly managed these homes are ran. I had corresponded with Tiffany while trying to relocate from out of state so had to do my best to pick through pictures. She was super responsive and on top of it so I felt that I was in good hands. When I arrived at the property the house was on the brink! Not only was there severe water damage throughout the exterior of the house, the house was a complete mess inside! When you read through the lease they state you are responsible for pretty much all maintenance of the house and to keep a clean nice home. For me to arrive to a house in this condition was so unpleasant. We ended up having to stay in a hotel all weekend until we heard from anybody regarding what would happen next. Once we got on the phone with Diana she was completely disrespectful. I had expressed my concerns with the home and asked if they would let us go into a different home in better condition and her response was “Not at this time” I was...

As if these issues weren’t bad enough, the toilets have been clogging every other day as the remodeler installed substandard product. When BOTH toilets clogged at the same time, I reached out to the emergency line and was told that their vendor would be in touch with me. THE NEXT DAY, without a functioning toilet, I called RL and was given a 3-hour window for a vendor to contact me. My convo with RL occurred at 9 a.m. I waited ALL DAY for the vendor to contact me and the contact never happened! To say that this experience has been regretful is an epic understatement. It seems that once you sign the lease, you’re on your own and RL is virtually inaccessible to assist. And don’t even get me started on their so-called emergency line. They have no ability whatsoever to dispatch services. They are a mere message relay team. I read some reviews before I moved forward with this awful process but I guess I proceeded at my own risk. Please don’t make the same mistake that I made. RENT ELSEWHERE!!!!"
