"Resident of a two bedroom for 5 months. The units themselves are lovely and fairly priced. But, as others have noted, management is terrible. Getting management to fix problems is a part time job. Our guest bathroom ceiling leaks regularly to no resolution— management’s first response was to accuse me of being at fault before even inspecting the issue (which is building-wide). Portions of the brick walls literally have fallen on us while we sleep. The electronic intercom malfunctions at least biweekly, forcing you to be locked out helplessly and not receive packages. The appliances are also very cheap so your electric bill is very high— washer can barely fit any clothes so you will be running 3x as many loads. Our microwave broke three months in and has not been replaced. It took about two months to get management to take seriously that ants were pouring in from our windows and to actually send someone out to seal them. Units are not insulated well - I regularly have to ask my neighbors to keep it down when they really aren’t making much noise, it just filters directly into our unit. As a general matter, any issue will take emails to be taken seriously by management. It’s a shame because I otherwise really enjoy the unit and location. You could ask any resident here and they will tell you they aren’t resigning. Also beware that the electronic parking spot is quite literally impossible to back into."
"I very strongly do not recommend this building or renting at any other property with Rockwell Property Co. Management seems incompetent. There is a communication issue. Sometimes information is miscommunicated or not communicated at all. It seems likely that they are understaffed, but ignoring tenants is not a good strategy to maintain them. Regarding the building - Germain House is marketed as luxury living, and while it looks nice, it is not a luxury building. Here are some building issues to be aware of if you are considering living here: Noise - This building seems to be very poorly insulated between floor/ceiling. Despite being assured by the person who showed us the unit that it was triple insulated and noise would not be a problem, we heard our neighbors as if they were in the room with us - every phone call, every gathering, every television show. Leaks - We had multiple leaks from the ceiling during our time here. One of which took months to be properly fixed. I will concede that months of that was due to parts delays, but most of it was due to failed attempts at fixing the problem. Humidity control - A product of the loft style/exposed brick. If you have any sensitivity, do not move here. The unit is % in summer. No reasonable amount of humidifiers solved this problem. Cleanliness - The hallways and elevator are typically dirty. There are often random items and food that people leave in the lobby. Further, some people use the lobby as their own personal package storage, leaving their packages there for weeks."
"Colleen the leasing agent has got to be one of the most unprofessional people I have ever dealt with in my apartment search. Whenever I asked her questions about the building / amenities she answered in such a snarky way as if I should have somehow known the answer already. I am very turned off from this morning’s experience and will not be entertaining moving in here. I also felt like the common spaces (rooftop, gym) were seriously lacking in comparison to other buildings I’ve seen. Yet the units are the same price or more as other buildings in the area. Makes no sense."
"This is based off how unprofessional this building/company was. I made an appointment to come see a place that was advertised. When arrived - making a long trip to the city, they had no information on having an appointment when i clearly stated who made it for me and what time we had it at. They put me on hold (4) times leaving me out in the cold. A professional would let me in and figure out a way to make it right. Common sense is lacking. Being in the industry, this would never be recommended or Luxury Living."
"I love my apartment, the cool graffiti on brick wall inside my place (feels like I live in NYC, in a good way) and the staff. Everyone is helpful and patient. I feel so at home."
